We won’t attempt to opine on that at this time but the encouraging news locally is the median sales price and average price per square foot are up in most areas. Most sellers are still sitting in a strong equity position. We still feel there is a lot of pent up buying out there waiting for the world situation to cool off and interest rates to come down. We are still optimistic sales will pick up as the year progresses.
